Why On Site reports just do not cut it

On site reports are produced by cheap home inspectors to save time in crafting it properly the office. Canned prewritten check-lists that are simply ticked off with no explanations mean nothing to the buyer. Compare “defective” on a check list on a cheap home inspection report produced on site with our narrative “The boiler did not respond to the thermostat operation. The boiler is about 35 years of age and has met its manufacturers designed economic life span, the burner has heavy rust, budget for its early replacement. The flue pipes are pitched improperly. Realign the pipes so the flue gases move in upward direction and do not build a back pressure.” Legible Hybrid reports are the way to go so that the buyer is able to discern adequate information form it.

 
Should the buyer be present at the Home Inspection

Yes, absolutely. We highly recommend that the buyer be present at the time of home inspection. Even if you are a seasoned buyer, you would still learn some thing about the home, better if you were present at the inspection, instead of it being explained to you by the report or a phone call after the inspection. It is just not the same thing. Even the seasoned Realtors and Attorneys accompany me to the inspection when they are buying the home for themselves. Does that speak for itself the importance of being at the inspection? First time buyers should come prepared with a note book & writing instrument to take notes and be ready with their questions / concerns so it can be addressed at that time when you are looking at the specific component. Please allow at least 4 hours for an older home.
