Home certification is the fastest and is the best value for transacting a residential real estate.
Certification means that the home has been inspected to the highest of the national and state standards and comes with a home warranty for the buyer.
In a traditional home inspection process, the buyer pays for the home inspection, and then renegotiates the defects with the seller. The process is time consuming and frustrating for both parties and no one is satisfied with the outcome. Either seller, looses money in the transaction, or the buyer looses the home inspection fees and or the agent has a dead deal.
Even when the seller offers a Home warranty, it costs sellers more that it would with a certification and the buyer does not pay for the home inspection. It is a "win-win" situation for all parties.
